And there is more good news to come...

Although the HomeBuilder scheme closed at the end of March 2021, it is not the end of the renovation boom in New South Wales. In fact, prospects remain bright for the home renovations market for several reasons.

Sydney house prices rose by 26% over the year to August 2021, with similar gains in regional NSW. This has been a huge boost for home renovation demand in NSW and investors are cashing in.

In the three months to July 2021, the average value of each home renovations job approved in NSW was $163,445. For jobs in the $150,000 to $750,000 range, the average approval was valued at $304,800 during the three months to July 2021. The total value of home renovation approvals in NSW was $981.5 million in this same period. This was 44.4% higher than a year earlier. (Source: Master Builders Australia, September 2021)

According to Master Builders Australia Chief Economist Shane Garrett, “the sale of an older house is often a trigger for renovations work by its new owners. Current turnover in the NSW housing market is very high compared with historic norms. There is strong evidence that detached houses in the 30 to 35 year age group receive a disproportionately large amount of renovation work. Because record numbers of new detached houses were built in NSW during the late 1980s, there is likely to be a large number of homes in need of renovations work over the next few years.”
