The average cost of constructing new detached houses in NSW has risen by nearly $300,000 in the 18 years from 2007/08 to 2024/25.

Meanwhile the average cost per square metre of constructing an apartment project in NSW has more than doubled over the same period.
18 years ago, the average cost to construct a detached house in NSW was $276,522 compared to almost $566,000 ($565,749) in 2024/25.
Per square metre (per SQM) New South Wales is the most expensive jurisdiction in the country to construct a detached house on average at $2,396.23 except for Tasmania which comes in at $2,537.73.
