Following the long-term tenant’s departure, the building Owner required an asset repositioning at 52 Goulburn St, including a make good across all floors and façade works on the Goulburn and Pitt St. entrances. The refurbishment introduced high- end facilities, including premium end of tip (EOT) amenities, bike storage, a wellness room and a reimagined lobby with an integrated café. Modernised elevators, EV infrastructure, upgrades drainage, security and Building Management System (BMS) further enhanced the building functionality. One of the key aspects of the project was the installation of large format travertine to the walls of the foyer, each measuring 2700mm by 1400mm and weighing 300kg’s. Access and handling issues had to be resolved to facilitate their installation requiring an independent structural steel system with engineered stone clip fixings was implemented. A full birdcage scaffold was erected throughout the high-level space to allow safe handling of these units. A new Goulburn St entrance was created to seamlessly connect the lobby to World Square. This work required extensive demolition and reinstatement to the foyer. The new EOT facility in the basement carpark required excavation and new drainage works to be carried out within a live multi- level subterranean car park that is common to the entire World Square complex. A new lift was also installed to service this area. The quality of the new finishes was of a high standard and had to be installed under difficult access requirements. The completed works were achieved in a difficult environment which required high levels of management expertise and consistent communications with all stakeholders for this project to achieve a successful outcome.
