This project involved the transformation of a raw, heritage basement beneath the operational Palazzo Salato restaurant into Letra House — a refined hospitality venue featuring a full commercial kitchen, dining room, bar, amenities, and integrated services. The fit-out was designed to deliver both high performance and an immersive atmosphere, incorporating structural upgrades, custom finishes, and full-service integration, all while preserving the building’s heritage character and managing complex live-site conditions. The project included the following innovative solutions: Split-System Mechanical Design - saving ceiling height, reducing costs, and simplifying installation in a highly constrained space; Smart Lighting Controls; Future-Proofed Services; Specialist Flooring Prep - a negative pressure membrane was applied to the floor to mitigate moisture ingress; Adaptive Legacy Practice - the project exemplifies a broader legacy of adaptive reuse, turning underutilised heritage spaces into high-performing, future-ready hospitality destination. Letra House is a benchmark in adaptive reuse, transforming a raw heritage basement into a refined hospitality venue. The project benefitted from a collaborative approach, and the fit-out is a seamless integration of beautifully detailed “aged” modern fit-out set against the raw honesty and palimpsest of the original building.
