This project involved the renovation and refurbishment of three of the four adjoining terraces comprising the N. May Building, originally constructed in 1911. Ground floor works comprised the construction of three new restaurants areas surrounding the pre-existing Continental Deli (lot3) which remained trading throughout the works. First floor comprised the construction of three, two-bedroom hotel room style apartments. The works incorporated the partial demolition of existing shop fronts and residences. Ground floor works incorporated entry seating & service areas, commercial kitchens, stainless bar equipment, amenities,, replacing courtyards with fully enclosed roof areas incorporating cool rooms, in stores, and concrete stairs to upper level. Fire upgrading and isolation plus glazing upgrades. The first floor included structural upgrades, new roofing and plant platform. The general detailing was unique and required particular attention to ensure the final product created a unique product that combines the old building charm with the new facilities. Complications included the discovery of significant termite damage resulting in the subfloor structure being replaced with T2 LVL. Rising damp was also an issue resulting in the need for better drainage being introduced complete with automatic groundwater pump out system installed to the lowest part of the building, with chemical flashing treatment to some sections. Some structural stability issues had also required attention together with the need structural founding issues at the rear of the building resulting in the need for seventeen 3M piers being installed in a restricted space which affected the grease arrester and drainage. The finished works display high end finishes that involved bespoke details to reflect the client’s requirements and resulted in a high-quality facility.
